HYDRABAD: The land of the royals, Hyderabad, is familiar to the concept of luxury and opulence. Premium properties are making a comeback in the city. New real estate developers such as Mahindra Lifespaces, Emmar Group, Bollineni Developers Ltd and Aliens Group, among others are active in this segment. Popular locations for these luxurious properties are Banjara Hillls, Jubilee Hills, Madhapur, Begumpet, Hi-tech City and Gachibowli.

The high-end residential properties are multi-storey apartments, residential houses, villas and residential plots. The capital values of these properties start from Rs 2 crore onwards. The cost of residential plots is Rs 17 crore and above.
The in-house and external amenities being offered encompasses private terraces, gardens, RO water systems, intercom facility, internet facility, DTH television facility, laundry system, gymnasium, club house, swimming pool and a host of other services. Needless to say, these premium localities are well connected to other parts of the city.

The social infrastructure is well developed in these areas. Hospitals, malls, banks, modes of transport, schools and colleges are all located near these residential areas. Pooja V from Pooja Ventures Pvt Ltd says, “Places like Balaji Hills is synonymous with the rich of the city of Hyderabad. A good blend of residential pockets and a high-end commercial activity ranging from branded showrooms to spas to jeweller showrooms to malls to multiplexes and a host of other commercial properties like Showrooms, Hotels, Hospitals, Business Centers, Parks and Offices is characteristic of all premium localities of Hyderabad.”

These premium residential areas are easily accessible by taxis, autos and buses. They are mostly secured areas with a police station in close vicinity. Anirudh Mohan, Vice President of Shanta Sriram Constructions (P) Ltd had earlier mentioned to MagicBricks.com, “Hyderabad is currently the most undervalued market amongst the metros. Good amenities are being offered at very reasonable prices for residential projects. It is a huge opportunity for people to invest in Hyderabad as the property values here are almost half as compared to similar quality projects in other cities such as Bangalore or Chennai.”

With a rise in the number of plush residential options and increasing number of developers interested in the city, Hyderabad in future will soon be considered a city of luxury properties.
