HYDERABAD: Sanatnagar in Hyderabad is another upcoming locality in terms of real estate growth. It was originally home to government officers and therefore, the residential layout of the area is well defined. It is surrounded by Subhash Nagar Colony, Jayaprakash Nagar Colony and BK Guda, Czech colony areas.

Sanatnagar offers many residential choices to investors such as multi-storey apartments, residential houses and residential plots. The capital value of apartments is Rs 52 lakh to Rs 1 crore while the capital value of residential houses is Rs 32-76 lakh. Residential plots cost Rs 28 lakh onwards. Rent in Sanatnagar is Rs 6,000 and above, per month. Deepak Kumar, a local realtor of Propfinder India Pvt Ltd says, “Sanatnagar is centrally located near Ameerpet and Panjagutta. The social infrastructure is well developed in the locality. Schools, banks, super markets, and shopping malls are present in close proximity.”

Sanatnagar has the potential to become a major residential area as the social fabric is well developed. Prominent schools in this area include St Theresa’s Girls High School, Covells High School and Blue Diamond High School, among others. Both government and private hospitals and specialised government hospitals can be found here. Sannatnagar also offers open spaces to its residents. It has many parks and sports grounds for children, youth and senior citizens. Nanda Kishore, a real estate broker of Shri Renuka Reality & Financial Services says, “The popularity of Sanatagar, among many other reasons, is also because of its close proximity – about 2 to 3 km to shopping malls, theaters, offices and others. In another two years this locality will have smooth connectivity to other major areas. All these reasons make it a good residential option.”

The infrastructure of Sanatnagar is improving. The Sanatnagar-Fathenagar-Balkampet Flyover, the Andhra Pradesh State Road Transport Corporation Bus Terminal and the Multi-Modal Transport System Station connect it to the neighbouring areas. Vandana Reddy, a property owner in the area says, “Sanatnagar is centrally located. Residents have multiple commute options to all corners of the city available at affordable prices. Majority of residents are from the middle and upper middle class. The cost of living is cheaper in this area, without compromising on the quality of life.”
