HYDERABAD: Greater Hyderabad is located on the west end of the state and is known as the trade and industry capital of Andhra Pradesh. Many regions of Greater Hyderabad have emerged as preferred residential choices. One amongst them is Miyapur which has transformed into a developed residential, commercial and administrative hub today.

Miyapur owes its popularity to its excellent connectivity. The important roads are Kukatpally Road, upcoming Yellamma Banda and Hafeezpet Roads. The Outer, Inner and Regional Ring Roads, State and National Highways connect Miyapur to all other parts of the state. Important stations here include Hyderabad Deccan (HYB) Station, Secunderabad Station and Kacheguda (KCG) Station. Begumpet Airport and Rajiv Gandhi International Airport are the two functioning airports in Miyapur, the latter being about 30 km away.

There are varied residential options for end-users in Miyapur. They can choose from multi-storey apartments, single floor apartments, residential houses, villas and residential plots. The capital value of residences is between Rs 35-91 lakh while the capital value of plots is Rs 17 lakh onwards. Rent in Miyapur is between Rs 8,000 to Rs 20,000. All facilities are at a short distance, it provides excellent shopping options, and is less polluted.” Another owner, Sanjay Mahadevan says, “Miyapur is very close to Hi-Tech City, schools, colleges and other institutions. It is well connected by bus, MMTS, auto and other modes of transport. The upcoming metro hub has boosted the property market.”

The social fabric is also well developed. Hospitals, schools, police stations, fire stations, clinics, electricity departments, shopping markets and recreational facilities are available in abundance. Commercially too, Miyapur offers a good number of hotels, services and other establishments.

Elixir City, a 200 acre medical city at Ameenpur, is being planned by Hyderabad Metropolitan Development Authority to attract medical tourists. Natural lakes also conjure a good number of seasonal tourists.
