DELHI: Charmwood village abounds with reasons which make it really charming. Situated in Faridabad, it is an integral part of the National Capital Region (NCR) but as its name suggests, it is a sort of village which boasts of expansive stretches of greenery away from the hustle and bustle of city areas after all, there is a 4,700-acre bird sanctuary near the locality.

Charmwood Village is unique in itself, offering an exquisite combination of serenity and modernism.  The locality offers all the modern amenities and has been touted as one of the premium residential destinations in Faridabad and the NCR indeed. There are three metro stations viz. Badarpur, Tuglakabad and Mohan Estate which can be reached in a matter of 15-20 minutes. Taking an account of the physical and social infrastructure in and around the locality, found that apart from seamless connectivity through metro rail, a resident of Charmwood Village can access prominent schools, healthcare centres, markets, shopping malls and entertainment centres (details in the alongside table) within a radius of 3 kms.

Charmwood Village does not exist in isolation. It is a central location within Faridabad, which as a city has been undergoing a phase of explosive growth. “The massive infrastructure boom has transformed the skyline of the entire NCR including cities like Faridabad, Gurgaon and Noida. Some of the key factors contributing towards the seamless connectivity of Faridabad and NCR include the Metro link, proximity to Delhi and Gurgaon, KundliManesar express highway and widening of Gurgaon-Faridabad road,” says David Walker, Executive Director, SARE Homes.

Today, Charmwood Village commands capital values in the range between Rs 10,000 and Rs 11,000 per sq ft. “The property prices in the locality need to be stable. A continuous rise in capital values can influence demand and perhaps that is why, the trends indicate a period of cool-off,” says Niranjan Mehta, Fab Realty.
