Green rated housing on Golf Course Extension Road in Gurgaon

DELHI: Developers and builders are coming up with green-rated housing projects on one of the most posh localities of Gurgaon — Golf Course Extension Road. This process has been aided by factors like easy approach to the area from NH-8, and South Delhi via Gurgaon-Faridabad Expressway, improving infrastructure, and demand for premier lifestyle housing.

Reputed developers like DLF, Ansal API, EMAAR MGF, IREO, M3M, Central Park, Parsvnath, etc, have chosen this area as it is a comparatively new locality, free from urban congestion, and in close proximity to the developed sectors of Gurgaon.

Where is the area located?

Golf Course Extension Road was constructed in 2009 and connects Golf Course Road to Gurgaon-Sohna Road — it starts from hotel Bristol Chowk on MG Road and goes straight till Sectors 55-56.

Most of the infrastructural development took place on this stretch in the recent past. Places that have shown the most developmental activity are the new areas like Sectors 61, 62, 65, 66, 67, etc.

This 90-metre-wide road with six lanes has been planned along the concept of walk-to-work where three forthcoming residential sectors are being developed in close proximity to a 200-metre commercial belt. The construction of the road is nearly complete and green belts are being developed in the middle and on the flanks, making it more eco-friendly. The layout of the new sectors has given special attention to security, health, and education.

Plan to ease traffic load

Sectors 58 to 67 will be developed in the first phase of the plan. These sectors will have 60-metre-wide roads with all the roads in the plan sectors to be interconnected, unlike the existing sector roads that end abruptly. Six controlled areas will be added under the new master plan to facilitate inter-connectivity among the sectors. Also, a city Metro train (to be run by private players) is to become operational soon for local commuters with in Gurgaon.

With a view to avoid encroachments beyond the connecting roads, Huda (Haryana Urban Development Authority) has decided to develop a 50-metre-wide green belt along the road and earmark a 200-metrewide strip as an institutional belt.

Green-rated realty projects

Realizing the huge market potential, top realty players like DLF Group have already launched several premium projects like Aralias and Bellaire on Golf Course Road. Earlier, DLF’s Princeton, Carlton, and Westend Heights attracted end users after the development of Road No. 9 from Sikandarpur to Golf Course Road. The extension of this road to connect to Sohna Road further opened up the area to development.

Apart from DLF, projects like Ansal API’s Essensia, M3M’s Golf Estate, Pioneer Group’s Pioneer Park, Central Park, Emaar MGF’s Emerald Hills, Tata’s Raisina Residency, and Ireo’s Grand Arch were also launched along this stretch. Areas like Sectors 55 and 56 along Golf Course Extension Road already have a large number of cooperative group-housing societies, which has created a critical mass of population on this stretch.

The new stock coming up here is luxury apartments — 3- or 4BHKs of 1,500-2,500 sq ft, with the price starting from Rs 11,000 sq ft onwards. Commercial projects like Global Business Foyer, Paras Twin Towers, Suncity Business Park, Ninex Time Tower, and Varitas have already been handed over for possession.

The availability of commercial space has increased by nearly 30%. In the retail segment on the Golf Course Extension Road, Emaar MGF has launched Emerald Plaza mall while Unitech has launched two office space projects — Unitech Business Park and Silvertone.

Ansal API is developing Ansal’s Esencia in Sector 67 on Golf Course Extension Road. Esencia offers well-designed homes with the very best of amenities. Esencia has been registered as a pilot project for rating under GRIHA (Green Rating for Integrated Habitat Assessment). Esencia is a horizontal township, which will have a maximum of two floors with ground. The township offers plots ranging from 200 sq metres to 999 sq metres. In the first phase, Esencia is being developed on 140 acres with another 88 acres slated to be developed in the next phase.

M3M is developing Golf Estate, a set of duplex apartments on 75 acres in Sector 66 on Golf Course Extension Road. Golf Estate has three parts: Fairway West, Fairway East, and Fairway Polo Suites. Fairway West is expected to be completed in 2014. While the entire project, including Fairway East and M3M Polo Suites, are likely to be completed within the next three years, according to a spokesman of M3M. The Fairway East and M3M Polo Suites offer 3BHKs of 3,655 sq ft, 4BHK of 4,465 sq ft, 4BHK duplex on 5,465 sq ft, and 5BHK Simplex on 5,600 sq ft at the rate Rs 11,000 per sq ft.

Adjacent to Golf Course Road, EMAAR MGF’s Palm Springs offers luxury residential villas and apartments over 15.8 acres. A spokesman of the firm says that Palm Springs villas have saleable area of around 0.2 million sq ft, consisting of 40 units ranging from 5,875 sq ft to 7,050 sq ft in size; the Palm Springs’ apartments have a saleable area of around 0.5 million sq ft and consists of 115 apartments. Penthouses here are in the range of 2,650 sq ft to 6,150 sq ft in size. EMAAR MGF’s Marbella in Sector 66 offers plots named Belleza of 267 sq yards for Rs 4.75 crore, Monada of 350 sq yards for Rs 6.10 crore, and Belinda of 500 sq yards for Rs 7.90 crore. Emerald Hills in Sector 65 offers plots of 350-1,130 sq yards at the rate of Rs 85,000 per sq yard.

Central Park is developing Belgravia Resort Residences at Central Park II in Sector 48, Gurgaon, against the backdrop of the Aravali. The Belgravia Resort Residences have been conceived, designed and landscaped by some of the world’s best consultants. Amarjit Singh Bakshi, MD of Central Park, says: “The project is based on the theme of green development. With an aim to create a sustainable green cover with minimal maintenance, the landscaping at any green project is planned around carefully designed parks and open areas; ADARSH monitors the green activities.”

What is GRIHA

GRIHA is an acronym for Green Rating for Integrated Habitat Assessment. It was developed by TERI and adopted as the national rating system for green buildings by the government of India in 2007. GRIHA is a rating tool that helps people assesses the performance of their building against certain nationally acceptable benchmarks. It evaluates the environmental performance of a building holistically over its entire life cycle, thereby providing a definitive standard for what constitutes a ‘green building’.
