Infrastructure developments are pushing Ghaziabad’s realty growth

DELHI: Ghaziabad’s master plan has provided for the construction of world-class infrastructure in this area, turning this fast-developing city into one of the most preferred locations in the Delhi NCR.

In recent years, a strategic push in infrastructural development by the government has also pushed realty growth to new levels in Ghaziabad. The state and local authorities like GDA (Ghaziabad Development Authority), UP Awas Vikas Parishad, and the local municipal corporation have all been developing infrastructure in a planned in this city.

After the city got the Metro connectivity, a new plan has chalked out a rapid Metro rail link from Delhi to Meerut, running through Ghaziabad. Multiple flyways and flyovers have also increased the connectivity of Ghaziabad to Delhi, Noida, Meerut, and other adjoining cities.

The UP government is also planning to widen the roads within the city, build new underpass, foot overbridges, and service lanes with green belts in a bid to revive the overall infrastructure in the city.

Ashok Kumar Jain, director, K World, says: “The plan for improving infrastructures has contributed to a sharp spurt in realty sector of the district with innumerable residential and commercial projects, hospitality, business, and corporate suites being launched in places like Vaishali, Kaushambi, Vasundhara, Mohan Nagar, Indirapuram, Govindpuram, and Crossings Republik.”

Developing as prime destination

Realty experts say Ghaziabad is well on its way to developing into a prime destination for the realty sector cutting across segments. To increase connectivity from Delhi, GDA recently approved a plan for a Metro link from Dilshad Garden to New Bus Stand. The FNG (Faridabad-Noida-Ghaziabad) corridor connecting Ghaziabad with Noida will also add to the appeal of the city. The GDA also has plans to run a Mono Rail from Vaishali to Ahinsa Khand, initially.

Experts say the trans-Hindon area is going to be the next big investment zone for real estate players, and with the GDA’s plan to extend the Metro route till the collectorate (district magistrate’s office), the profile of the whole area will go up in a big way.

Vijay Kumar Jindal, CMD of SVP Group, says: “The strategic location of Ghaziabad makes it a favoured destination. Higher rentals and space crunch of Delhi has forced people to look towards Ghaziabad for affordable options. Currently, Ghaziabad offers all the basic amenities required for an urban living – hospitals, schools, colleges, shopping places, banks along with ATMs, electricity, sewage system, good rail and road connectivity, green belts and parks, etc. The developers, in concert with the civic authorities, have also shown their commitment in developing the city and have built ultraluxury, luxury, and affordable segment housing where they have provided all conceivable facilities -24×7 power back-up, water supply, clubhouses and sports facilities, etc – catering to all age groups. This is another reason for the sudden rise in demand and appreciation of property prices by nearly 25-35%. In the search of their dream homes, people have moved into Ghaziabad and invested in all categories.”

Extended area in Master Plan-2021

Ghaziabad Master Plan-2021 came into force in 2005; since then many governments sector and private sector mega projects have been conceived and are in different stages of implementation in this area.

However, the provision made in the current master plan is unable to cater to the rising demand for space to accommodate worldclass infrastructure, which is essential for maintaining the current tempo of development of the city.

Santosh Yadav, vice-chairman of Ghaziabad Development Authority (GDA), says: “In this context, it becomes necessary to extend the urbanizable area of the Ghaziabad Master Plan-2021 and prepare a new master plan for an extended area, which would accommodate major infrastructural projects. For this purpose, the GDA is in the process of preparing a base map of anticipated area on latest GIS technology, with the help of an expert private consultant. The proposed accuracy level of the base map for this (new) master plan will be near 5cm, which will make it as one of the most accurate maps of our country.”

Hindon Elevated Road

Ghaziabad is Delhi’s gateway to Uttar Pradesh and Uttrakhand, and is one of the most important cities of the NCR. Important national highways like NH-58, NH-24, and NH-91 – with some of the highest traffic loads – pass through the city and cater to the commercial traffic originating from Delhi and going towards Meerut and Uttrakhand.

The newly developed areas of Ghaziabad, Raj Nagar Extension, and the proposals for new areas to the east of Ghaziabad with world-class infrastructure, has been hampered due to the poor accessibility of these area from Delhi.

Ghaziabad and Delhi, has now translated into the Hindon Elevated Road project. The GDA plans to develop the four-lane Hindon Elevated Road on a Transit-Oriented Development (TOD) basis. The Hindon Elevated Road will start from NH-24 (bypass) and terminate at a master plan road connecting NH-58 with Loni at Zone-1 of Ghaziabad Master Plan-2021 along Hindon. The stretch of the road in Raj Nagar Extension area will be as a surface road with controlled access. The project is a green-field project and 18km long.

Eastern Peripheral Expressway

This project aims to construct a 105km access-controlled high-speed six-lane (expandable up to eight lanes) Kundli-Ghaziabad-Palwal (KGP) Expressway, of which 86.4km passes through towns like Khekara, Ghaziabad, and Greater Noida in the UP sub-region.

Land acquisition for the project has been completed and the RFPs for the project have been invited. This expressway will form a third ring road around Delhi, along with the Western Peripheral Expressway or the Kundli- Manesar-Palwal (KMP) Expressway, to decongest Delhi, Ghaziabad, etc, from traffic entering and bypassing the cities through national highways.

The complete peripheral road including Western Peripheral Expressway will connect radial highways like NH-1, 2, 8, 10, 24, 58, 91, SH-57, Yamuna Expressway, the proposed Ganga Expressway, among others.

Ghaziabad-Meerut Expressway

This National Highways Development Project (NHDP) aims to construct a 65km access-controlled high-speed expressway. It will help relieve the traffic from the road connecting Ghaziabad and Meerut. This expressway has been proposed as a 100m-wide ROW from Dasna to Meerut city bypass. It is expected to be completed by the end of 2014. The preparation of the detailed project report is in progress.

Northern Peripheral Road

Three important national highways – NH-24, NH-58, and NH-91 -pass through the city and cater to the heavy traffic originating from Delhi and going towards Meerut, Kanpur and Lucknow. The enormous traffic on these highways causes congestion in the city throughout the day, especially during peak hours. Keeping this in mind, a new four-lane (expandable to six-lanes) access-controlled road, the Northern Peripheral Road, for free flow of traffic on the northern side of the city has been planned.

The UP state has appointed the GDA as the nodal agency for development the Northern Peripheral Road, which will be built on Public-Private Partnership (PPP) mode. The Northern Peripheral Road will start from SH (sate highway)-57 (Saharanpur Road) in Loni area and terminate at Dasna on NH-24 (Lucknow Road) bisecting NH-58 (Meerut Road). The project is a greenfield project and will be around 20km. The proposed Northern Peripheral Road will initially be a fourlane road, which will be extended to six lanes as the traffic load increases.

Metro extension in Ghaziabad

The Delhi Metro line already operates up to Vaishali in Ghaziabad. Now, it has been found necessary to extend the Metro into other parts of Ghaziabad and the GDA is planning to extend the Metro link into the city in a phased manner.
