NCR: Industrial townships along NH 8

DELHI: Dharuhera comes with freehold property rights, as it is a part of Haryana. The town is surrounded by multinational industrial townships like Manesar, Bawal, Rewari, Chaupanki, Neemrana, Khushkhera, etc.

Dharuhera is the fastest growing industrial town on the outskirts of Delhi and-according to a report-it is the second largest industrial hub in India with nearly 4,800 industries-some in place, others under construction or in the plan stage.

A realtor of the area says that the town will have around 17,000 residential flats in the next three years to cater to the growing demand from people working in these industrial set-ups.

Dharuhera is a well-connected township and its advantage is that it keeps its residents in touch with the big cities of the NCR, without the attendant noise and pollution that come with a metro city.

A fairly good number of healthcare facilities including private clinics and hospitals, nursing homes, and government hospitals are in place here. The town also offers upper crust entertainment and sporting spots like Wet & Wild Resort, Country Club Resort, Heritage Village, Classic Golf Course, etc.

Raheja Group has launched Raheja Oma in Sector 2A, Dharuhera, at the intersection of NH-8 and NH-71-B. The project is over 10 acres and is a combination of highrise and low-rise ultraluxurious dwelling units called Akasha Tower and Sansara Residences with options from 1BHK to 4BHK. Akasha Tower has ground plus 37 storeys consisting of units in the size range of 760-2,260 sq ft; Sansara Residences has ground plus three storeys with 2BHKs in the size range of 1,693-4,203 sq ftthe cost of the units starts from Rs 48 lakh and goes up to Rs 1.83 crore.

Navin M Raheja, CMD of Raheja Developers, says: “Raheja Oma is being constructed by ECC, one of the leading construction companies of Dubai, which has constructed Zayed University, Swiss Tower (a 40-floor tower in Jumeirah Lake Towers Free Zone in Dubai), and the international airport of Dubai. Lessard Designing, a leading architectural company from USA, is doing the architectural job. Meinhardt Group, a structural designing company from Singapore, is doing the safety assurance and structural designing and an international spa group will manage the complete spa house.”

Raheja’s Highway Arcade, a commercial project, is in the main market of Dharuhera. This place has a ready consumer base and is in close proximity to Bhiwadi, Alwar, and Sohna cities and adjacent NH-8.

Vardhman Real Estate and Promoters has launched its first residential project, Springdale, in Dharuhera along NH-8. The project offers smart architecture with more space and privacy.

Manesar-Bawal Investment Region:

Manesar-Bawal Investment Region, which is towards southwest of Global Eco City, is being developed into a mega logistic hub, automobile, and glass industry zone over 800 sq km.

This region will include self-sustained industrial townships with world-class infrastructure, served by multi-modal connectivity to the domestic and international airport.

The Integrated Multi-modal Logistics Hub (IMLH) at Rewari is towards the western side of Global Eco City, with a catchment population of 40 crore spread over the entire northern India-verily one of the largest consumer bases of the world. This hub, the first of its kind being developed outside Rewari, is considered to be a major driver of economy and growth apart from being located at a crucial point connecting major areas. This is also expected to boost the development of nearby areas including Kasola and Garhi Bolni at Rewari, among another 16 adjoining villages.

Falcon Realty is constructing a green and eco-friendly housing project as a part of its Global Eco-City (GEC), currently being developed at Kotkasim in the Khushkhera, Bhiwadi, Tapukra, and Neemrana Investment Region.

Bhim Yadav, MD of Falcon Realty, says: “We see a great future for the entire area as many MNCs from Japan, South Korea, France, Germany, and the US are setting up their base in the developing zones along NH-8. The demand for housing and social infrastructure is on the rise and we are doing our bit to meet it.”

Global Eco-City project is surrounded by the seven townships of Bawal, Tapukra, Neemrana, Khushkhera, Bhiwadi, Chaupanki, and Manesar-hence it is a prime project for homebuyers and investors, Yadav said.
