DELHI: With easy availability of affordable houses, Raj Nagar Extension (RNE) is a one-stop destination for a wide band of middle-class end users. Buyers have several purchase options here like construction-linked plan, ready-to move plan, among others.

Real Estate projects took off nearly four-five years ago here and this developing area has maintained its promise of offering quality products at affordable ranges of prices. Developers and builders in Raj Nagar Extension directly purchased land from farmers and villagers, which is a big positive of the area considering that land-acquisition issues have delayed projects in other areas of the NCR.

The initiative and efforts of builders and development authorities like the GDA (Ghaziabad Development Authority) and the MCG (Municipal Corporation of Ghaziabad) have paid off with RNE today boasting of all the amenities and infrastructural development that go into providing quality lifestyle to residents.

The developing pockets of RNE are being built to meet the expectations of people who want the amenities and lifestyle of a metropolis, but are averse to the hustle and bustle of such urban setting-also, as the area is in close proximity to Delhi, it is an attractive address in the NCR.

With easy accessibility from the national capital and other NCR suburbs, the region has a strategic location, world class infrastructure, residential and commercial complexes, shopping malls, multiplexes, schools, hospitals, community centre, parks and shopping centres, and other luxuries of modern living.

Basic infrastructure is in place and the area is well connected to Delhi and the nearby NCR areas. The GDA has approved the Metro line from Dilshad Garden to Arthala, boosting the connectivity of the area further.

One of the major attractions of the developing area is the adjoining green belt, which will remain undisturbed because the GDA has declared 500 acres along Hindon as a green belt and has banned construction activity in the area. Authorities are also chalking up new projects that would enhance connectivity and transportation to and from the area. Apart from the Metro stations at Arthala (2km from RNE), the proposed Rapid Rail Transit System (RRTS) between New Delhi and Meerut would have station at Mohan Nagar, which is close to RNE.

Under the RRTS project, stations are likely come up at Anand Vihar, Vaishali, Mohan Nagar, Meerut Road (Airtel Cut), Duhai, Muradnagar, Gang Nahar, Modi Nagar, Mohiuddinpur, Meerut Bypass Cut, and Pallavpuram. Realty watchers say the project is likely to be delivered on time looking at the speed with which land is being acquired for it.

The GDA has decided to complete the proposed traffic decongestion project on NH-58 and other roads in Ghaziabad in association with Raj Nagar Extension Developers Association.

The authorities propose to restructure the NH-58 stretch, from Meerutcrossing (near new bus stand) to ALTcut and close down illegal cuts to allow free flow of traffic.

Manoj Gaur, MD of Gaursons Ltd, says: “Raj Nagar Extension in Ghaziabad is today buzzing with a lot of construction activity. This developing residential area is near the bypass and one can travel to Delhi or other cities without crossing the crowded areas of Meerut or Ghaziabad. Another good thing about the area is that it is in the vicinity of posh localities of Ghaziabad.”

Vijay Jindal, CMD of SVP Builders Ltd, says: “Homebuyers who are keen to have an address in the Delhi NCR can easily see why this place is now a preferred destination. It is just an hour drive from Delhi, Noida, Meerut, and places in different parts of Ghaziabad. All the major residential and commercial hubs are located in close proximity to RNE. Also, as it is close to the Hindon river’s green belt, residents can enjoy the eco-friendly environment.”

“Another decisive factor that lures potential buyers to Raj Nagar is that this township has something for everyone. Though, initially, there were mostly affordable housing projects, the picture is now shifting to luxury housing with close to Rs 2,000 crore riding on 25 projects by different developers. Under the affordable-housing segment, RNE offers many options within a budget of Rs 40 lakh. So, depending on the budget, buyers can choose from an array of housing units. Developers here are known for their professional approach and have proved time and again that they take timely delivery of projects very seriously,” Dujender Bhardwaj, a consultant of JMD Group, said.

Demand for houses declines in third quarter
