DELHI: If you have booked your dream house and are awaiting the possession in the developing new sectors of Noida, then there is good news for you.

Several developers and builders are readying to hand over possession in their realty projects in areas like Sectors 44, 74, 75, 76, 77, 78, 94, 119, 137, 143, 142, etc, after getting the NOC (no objections certificate) from the Noida authority.

If we look at the realty scenario of Noida’s market, the residential real estate assets remain the most popular among investors and buyers, especially those properties which are mid-sized and priced reasonably, and offer location advantage and good infrastructure.

While the demand for affordable housing is good, premium properties, too, have attracted buyers in prime locations like Sectors 44, 74, 75, 76, 77, 78, 94, 119, 137,143, 142 etc. These sectors offer great scope for strong and sustained growth for all segments of real estate. Prices here are still in the range of Rs 4,500-5,000 per sq ft onwards depending on size of property and location.

However, going forward, the supply situation will remain subdued due to the deferred completion of a number of new projects and reduction in the number of launches across both the categories.

Therefore, residential property prices will see marginal increase in 2014, although supply levels are likely to improve in the second half of 2014. Till then, the decline in number of launches will help property owners firm up their rents and also help new sellers in the resale market demand more in capital value terms.

The forthcoming and ready-to-move-in realty projects have several options, from affordable to mid-segment to luxury projects with high technology.

With the construction of world-class facilities in this city and adjoining areas like the forthcoming educational institutes, 5-star hotels, shopping malls, hospitals, and commercial hubs this area is considered one of the best locations to be in the NCR.

The proposed flyovers, underpasses, Metro line, and the operational DND Expressway, along with wide city roads have made travel very easy for residents of the sectors coming under the Noida-Greater Noida Expressway zone and encouraged more people to move into the area.

The most attractive feature of the developing realty projects here is the payment plans that they offer, ranging from partial payment plan and construction linked plans to down payment plan.

The projects also come with premium quality amenities and features like branded fixtures and fittings, eco-friendly windowpanes, doors, Wi-Fi systems, etc. Every bedroom is fitted with immaculate woodwork plus provision for air-conditioning and fixed line phones. The garbage chutes provided at every floor for easy waste disposal are one of the prime features that make these projects eco-friendly.

The prime locations of Noida Expressway and other developing sectors are now ready to provide some newly-constructed ready-to-move-in houses from several realty majors like JP Wish Town, Logix Blossom Greens, Logic Blossom County, Gulshan Homz’s Vivante, Antriksh Group’s Antriksh Golf View, Antriksh Forest and Antriksh Canball, Paramount Group’s Golf Foreste, Grand Omaxe, Paras Olympia, Paras Tierea, Paras Seasons, Amrapali Group’s Amrapali Silicon City, Amrapali Sapphire, Amrapali Zodiac, Amrapali Platinum, Amrapali Silicon City, Assotech Ltd’s The Celeste Towers, to name a few.

These projects with ready-to-move-in houses come with world-class facilities including good social and commercial infrastructure. While many of these projects are likely to be delivered by year end, some are ready for possession.
