DELHI: Affordable property rates, upcoming infrastructure and prime location make Yamuna Expressway an ideal investment destination. This location advantage is a big boon for realty players. Some developers such as Jaypee, Supertech, Ajnara and Cosmic Group, have already launched their projects. These builders have targeted the Buddha International Circuit and have their projects within a radius of 5 km.

The classy Yamuna Expressway, which was officially inaugurated in 2012, connects Delhi with Agra. The 165-km-long Expressway took around 47 months and Rs 13,300 crore to build. It runs from Greater Noida to Agra, crossing Aligarh and Mathura. It reduces the travel time between Delhi and Agra to two and a half hours as compared to the five to six hour travel earlier, excluding the traffic jams.
Within a span of one hour, a person can reach the IGI Airport and within 30 minutes to the capital city. Connectivity between Delhi and Agra is not the only USP that this region provides. The others being the Buddha International Circuit (BIC), Gautam Buddha University, proposed night safari, metro station and the Taj International Airport.
Real estate developers in the region are coming up with seven star facilities in their projects. Provision for banks, taxi stands, spas, gymnasiums, petrol pumps, pubs, discotheques, lounges, Yoga/health centres, etc is also being included in certain projects.
Cosmic Group, a major realty player in Delhi-NCR is coming up with their ultra-luxurious residential project in the area. Sushant Muttreja, CMD, Cosmic Group says, “Yamuna Expressway is at a prime location and will provide the best landmarks for sightseeing. We have benefited the most from this, as we have many NRIs investing in our projects here. At the same time, people working in Noida and Greater Noida also have their eyes set in the area as currently the prices here are lower and the travel time will be less”.
The key reasons for investing in Yamuna Expressway are the price factor and the NRI presence. At present, Yamuna Expressway is providing the best deals as compared to Noida or Greater Noida. With lesser prices and developers providing the best features, this has allowed the middle-level income people to get the best while spending far less. A major boost has also been provided by the Buddha International Circuit. Indian Grand Prix, being a global event, attracts a major portion of overseas crowd to India. A 3-day event during October tempts foreigners to come early and spend vacations in the neighbouring places.
This has favoured the real estate developers. Rather than visiting and staying in hotels or inns, NRIs and foreigners have been investing in projects near the venue so that each year they can come and enjoy a long vacation in their own homes.
Ajnara India Ltd., one of the most successful real estate developers of NCR, is also coming up with a project at Yamuna Expressway, which will be providing 2/3 BHK apartments and villas. Ashok Gupta, CMD, Ajnara says, “The scope for development is enormous in this region. Already the presence of the Buddha International Circuit has made a huge difference and the kind of expansion plans the government has in mind for Yamuna Expressway, this destination will be the best bet for any investor or end user in the coming few years. It is not only attracting the domestic crowd, but many foreign investors have also started approaching the builders in this area.”
Work on Yamuna Expressway is being carried out on a rapid pace. This is primarily because of the demand being high in this region. Now with the presence of realty players, Yamuna Expressway will be a great place to be in.
