AHMADABAD: In what is being seen as an adrenaline shot in affodabule houses sector, Ahmedabad Urban development Authority (Auda) has promised 5,000 houses in two years in the newly demarcated ‘affordable housing’ zone in the city.

The Auda committee on August 4 resolved that nearly 43.25 sq km of the total 67.51 sq km under the zone has been earmarked for this purpose.

The size of these affordable houses will be 66 sqm for middle income group housing and 36 sqm for Lower Income Group housing.

Areas like Kathwada, Nikol, Bhat-Sughad and Khodiyar are among the chosen villages where affordable houses will come up, claim Auda officials. The houses will be constructed for lower income and middle income groups. The officials said that first they would require a town planning scheme for the project area. Nearly 26.07 sq km in Auda area and 17.18 sq km within Ahmedabad Municipal Corporation (AMC) limits in the affordable housing zone do not have town planning schemes. “Civic utilities, area plans and town planning schemes will be prepared for the area in a speedy manner,” said Auda chairman Dharmesh Shah.

Auda committee also resolved to send the development plan for approval to the state government after incorporating necessary changes on the basis of objections and suggestions received from the public. Besides this, the Auda committee declared that it has received 16 objections to the zoning map, four objections related to the development control regulations, 164 objections for roads and road lines, 744 objections concerning zoning.

Another major change that was brought in was the creation of a special extension of the gamtal area. “It is for the first time that an area as vast as 143 sq km has been earmarked as Gamtal Extension zone. To ensure that there is an organic development in this zone, the 143 TP schemes for the purpose will be prepared in phases,” said a senior AUDA official. In the first phase, there will be 22 TP schemes, the second phase will see 30 schemes, while the third, fourth and fifth phases will see 18, 33 and 40 TP schemes within a decade.
