AHMEDABAD: Ahmedabad is considered to be the largest city in Gujarat and one of the fastest growing cities in India. The continuous development of malls, residential townships and office spaces, are some of the growth stimulators, changing the cityscape of Ahmedabad to a very large extent. Maximum activities in terms of planned residential and commercial development can be witnessed in the city.

If we talk about residential real estate of Ahmedabad, then due to rising demand from the buyers, many new areas have emerged and the length and breadth of many old areas have increased. Even the areas which were earlier considered to be far from the city are now seeing good growth in terms of new projects and infrastructure development. One such area is Gota, in west Ahmedabad which is located on the outskirts of the city.

If anyone is looking for a property at competitive prices in the city, then Gota, due to its proximity to SG highway, can be a good option. Talking about the reasons, Mihir Desai, owner, Sambhav Infrastructure Pvt Ltd, says, “The cost of land is very less in Gota, as compared to areas like Prahladnagar, Thaltej, etc. This results in low development cost and thus, the affordable schemes are plenty in this area. This is attracting people from the middle-income group. However, even the upper middle-class is attracted towards the area due to some very good projects coming in Gota. Residential units of various configurations are available, however, one and 2-BHK units are popular. Normally, a 2-BHK apartment may be priced between Rs 25-35 lakhs and encompasses an area of around 1000-1100 sq ft. On the other hand, the size of a one-BHK flat may be around 700 sq ft.”

According to Vipul Shah, a resident who has recently bought a 2-BHK apartment in the area, “Gota is a prime locality and can be considered as a very good upcoming area which is in the developing stages. Nearly 10 projects are coming up in the area. It is one of the fast growing localities because of the proximity to the railway station and the airport which are only 20 minutes away from Gota. Further, all the amenities like hospitals (private and government), schools, colleges, big malls, multiplexes and restaurants, are just 10-15 minutes from the locality. Good transportation facilities are available to traverse back and forth from the region.”

Not only proximity, availability of basic amenities but the time taken for title clearance also holds importance for buyers. Desai avers, “Title clearance is not an issue in this case and everything is swift and easy.”

Overall, looking at the potential of the area, Gota is attracting not only the end-users but also investors, who prefer to buy property in the area, as it may give a good return on investment in the long run. Thus, Gota offers everything that can attract end-users. The market in the area is fully developed and you may not have to go far to get the basic necessities. Shah notes, “Nearly, all the apartments are newly constructed and I feel that the area is well planned. It is a good region and far from noise and air pollution of the city.”

Like Gota, there are many areas of Ahmedabad which have seen good growth in the last few years, due to growing population and increase in number of investors in the city. Further, the growing business market and job opportunities are leading to migration of people in the city, thus, creating good demand for property. Hence, many areas are being expanded and developed and Gota is one amongst them.
