Growing trend for villas in Sarjapur, Bangalore

BANGALORE: Even though South and East Bangalore are nearing saturation, one area that is still seeing significant real estate action is Sarjapur and the adjoining Sarjapur Road. There are over two lakh IT employees residing in these areas, mostly working in multinational companies situated at the Outer Ring Road (ORR) and IT clusters around Madiwala and Whitefield. Originally a hub for affordable 2 and 3BHK units, Sarjapur is witnessing a growing trend for villas. According to data, currently there is 24 per cent availability of villas on Sarjapur and Sarjapur Road combined.

The highest number of villas is in the 3BHK format followed by 4BHK and 2BHK units.
The second preferred locality in terms of sales. Avinash Rao, Regional Director-South, Knight Frank Pvt Ltd, says, “Sarjapur Road is a well-established destination for real estate purchase. There are various projects in Sarjapur Road that can give substantial appreciation in the future.”

The reason for high demand for villas on the Sarjapur-Sarjapur Road corridor is an emerging class of lifestyle-conscious property buyers, who opt for houses that reflect their persona. Hence, the rise in the number of villas in the luxury as well as economic price ranges. Villas by Greenshapes Developers India Pvt Ltd at Sarjapur has 5116 sq ft of covered area priced at Rs 1.52 crore onwards. Azven Realty has villas sized 2855 sq ft to 3418 sq ft in Sarjapur for Rs 1.57 crore onwards. Villas at Gran Carmen sized 2900-3600 sq ft are priced at Rs 2.20-2.75 crore. SRR Homes’ Pebble Creek offers 3BHK villas off Sarjapur, sized 1700-3300 sq ft. They are priced at about Rs 45-85 lakh. These projects have given the villa market a boost and created a perception that villas can be available in about Rs 50-60 lakh.

The area is about 45 km from Bangalore international Airport and 15 km from Kempegowda Bus Station (Majestic Station) and Bangalore City Railway Station. “Sarjapur is a good location from the residential and investment point of view. An upcoming area, it scores on connectivity. Sarjapur Road is strategically located in South East of Bangalore. It is home to the Wipro Corporate Headquarters. It is commutable to both Whitefield (IT hub) and Jaynagar (business hub),” says Syed Wajahath of West Mark Estates.
