MUMBAI: Rohit Sheshadri, working in a software company in Thane had been searching for a flat around Thane area. After doing extensive research, he finalised a flat in Bhiwandi. Sheshadri said, “The rate which I got in Bhiwandi was even lower than my budget. Also, as the project was near the highway I am not facing any commuting problems. Bhiwandi is a town only 20 kilometres away from Thane which is now rapidly growing as a destination for homebuyers looking for budget homes.
The area has good connectivity with NH-3. Also, being an industrial hub, the area has good infrastructure, with 24-hrs power and water connection as compared to other areas around Thane. Imran Ajmeria, director, Ajmeria Developers, informs how “Many good projects in Bhiwandi are giving it a cosmopolitan look and people are now buying houses in the area. It’s a typical town in every respect but with large number of workers coming in from the northern and eastern states of India. Majority of people living in Bhiwandi are from the states of Uttar Pradesh and Andhra Pradesh.”
There are many hills surrounding Bhiwandi, which add to its scenic beauty. Paresh Bhanushali, managing director, Damji Hari Constructions, says, “Bhiwandi has changed a lot in recent times. The entire attention of the government, buyers and developers has shifted towards Bhiwandi, making it the ‘next’ destination of development and a land of booming opportunities. With western suburbs feeling the pinch of being overcrowded and the central suburbs already tapped into for quality housing, Bhiwandi becomes the natural choice for buyers as well as developers.”
Sachin Mirani, director, Square Feet Group, explains that “The residential property market of Bhiwandi has witnessed a rise in pricing. In the past five years, the property in this area has become one of the most preferred options for investment. With the growing market of Bhiwandi real estate, the chances of greater returns on the investment is almost sure.” At present one can easily get a 2-BHK flat for Rs 28-35 lakh and 1-BHK between Rs 15-20 lakhs in the area.
Around Bhiwandi, many bungalow projects are also being developed. Ajmeria confirms the same that “A look around and you would find housing projects mushrooming in Bhiwandi. Many of them are offering good amenities to buyers looking for luxurious living.” There are many local developers in Bhiwandi but some known names have also launched several residential projects in the area.
Keeping in mind the unprecedented growth, Bhiwandi-Nizampur Municipal Corporation (BNMC) has taken special initiatives to boost the growth in Bhiwandi. Being a satellite town to Thane city, and owing to its strategic location, the area generated a lot of scope for quick and sprinted development in past few years.
Until some years back, Bhiwandi was lagging behind in light of the development taking place in Mumbai and its suburban areas. In the past few years, due to the road widening and spot connectivity to the Mumbai-Nasik Highway (NH3), a lot of work is taking place in the area, and Bhiwandi has shot up in terms of limelight and garnering the interest of the who’s who in the Mumbai real estate market.
With the Mumbai Metropolitan Region Development Authority (MMRDA) initiative to develop the entire region into a bustling central Mumbai suburb, today, Bhiwandi seems to be a promising suburb, leaving behind its dark image of a not-so-promising-location of the central Mumbai MMR map.
The area is well-connected with the rest of the country because of the Mumbai-Agra Highway which passes through it. Two flyovers have been constructed on this highway to ensure smooth traffic. With a view to distributing traffic to an alternate subsidiary road, the Bhiwandi -bypass was built. Ram Bhanushali, director, Ashapur Developers, explains that “Connectivity and the affordable rates of the houses would attract more homebuyers in this area.”
The Maharashtra State Transport Corporation (MSRTC) runs bus services to various cities in the state as well as neighbouring states. The Bhiwandi Nizampur State Transport Depot is located on the Mumbai-Agra Highway. Buses run every half hour to nearby depots like Mumbai-Central, Thane, Kalyan, Vasai, Wada and Borivli, Nashik Shirdi, Aurangabad, Pune, etc. The Thane Municipal Transport operates bus services from Bhiwandi Narpoli to Thane, and the Kalyan-Dombivli Municipal Transport operates bus services from Bhiwandi Gopal Nagar to Kalyan, every 20 minutes. Auto-rickshaws too, run from Bhiwandi to Thane and Kalyan. Jeeps ply from Bhiwandi to the nearby town of Padgha.
According to property consultants, it is advantageous to invest in these areas at present, as it is much cheaper than other areas around Thane. Sachin Mirani, director, Square Feet Group, says, “Not only are there local buyers but many people are migrating here from Mumbai and Thane as it is developing as the largest logistic centre. Social infrastructure like schools, colleges, and drainage is well placed in Bhiwandi.”
