MUMBAI: Located between South Mumbai on one side and Navi Mumbai on the other, Chembur enjoys seamless connectivity in the form of the Eastern Freeway and Monorail towards the southern parts of the city.

Situated on the harbour line, Chembur has emerged as the ‘best connected’ location in the Mumbai Metropolitan Region (MMR). You are virtually not more than 30 minutes away from any location from Chembur, be it Vashi, Bandra Kurla Complex, Fort, Santacruz airport or thane.

With the Chembur-Santacruz link road, Chembur will only get better. In terms of valuations, Chembur is still considered as an underdog, ranging between Rs 15,000 per sq ft to Rs 20,000 per sq ft versus Sion or Dadar which are treading at minimum 30 per cent higher price bands. The paucity of land and poor supply of ready to occupy inventory makes Chembur an even better investment option.

In spite of the slowdown in the economy, the Chembur micro market invites and attends over 9,500 clients every month. For those who are new to Chembur will be interested to know, Chembur apart from the robust local developer lobby also has managed to attract the big players such as Godrej Properties, Hiranandani Constructions, Akcruti Group, Omkar Developers, Supreme Builder and Developers, Ekta World, The Wadhwa Group. They have all acquired land banks and shall start supplying inventory soon. Chembur based developers like the Sidhivinayak Constructions, The Lalit Dharmani Group are in the league of young developers with better designs, stricter compliance and time bound performance.

Chembur, in fact, is the only location to provide railway connectivity with six railway stations within 3 km periphery namely Chembur, Kurla, Ghatkopar, Tilak Nagar, Govandi, Vidhyavihar.

Construction Linked Payment Schedule (CLPS ) is the way forward. Gone are the days where developers could take anything more than 10 to 15 per cent as booking amount. Most of the projects are now pre-approved by banks and follow the new DCR norms laid down by the authority. Diamond Garden, Central Avenue and Union Park continue to be in demand as top locations to stay in Chembur, while other locations like Sindhi Society and Swastik Park are catching up too.

Good connectivity and lifestyle add-ons in the form of recreation centre and gymkhanas with memberships starting at Rs 1.5 lakh with taxes, for 15 years for a small family are added advantages. All in all, Chembur will certainly
