MUMBAI: Situated in the western suburbs of Mumbai, the eastern part of Andheri, known for its commercial setups, is fast becoming a promising residential destination to watch out for. The planned commercial development here includes the Maharashtra Industrial Development Corporation (MIDC), the Santa Cruz Electronic Export Processing Zone (SEEPZ) and the Solitaire Corporate Park. All of these projects are boosting the residential market in the locality. The area is well-placed and connected to major parts of the city, including the airport.
All these positive factors have drawn the attention of many big developers. Akruti Group, Oberoi Realty, Wadhwa Group, Hubtown and Lodha Group, are some of the developers planning projects in this locality. According to MagicBricks.com data, the values of 1, 2 and 3-BHK units in the area start from Rs 1 crore and go up to Rs 4 crores. “The amenities offered by these developers include clubhouse, gym, swimming pool, amphitheatre, Jacuzzi and gardens, among others,” says Adarsh Malhotra from Malhotra Estate Agency, a property brokerage firm.
So who is buying in this area? “The locality houses a blend of industrial and commercial establishments, ranging from IT and ITeS, financial services, pharmacy, jewellery, retail, etc. Occupants in Andheri east are from both, service and business classes. However, most of the enquiries for residential units come from the service class people working in various MNCs and IT companies,” informs Abhijeet Koekar of A1 Properties.
Apart from this, the area offers good transport connectivity. The Jogeshwari-Vikhroli Link Road (JVLR), Andheri-Kurla Link Road and the Versova-Andheri-Ghatkopar metro link, have benefited Andheri east’s residential real esate market in a big way.
On the social infrastructure front, the area has some known schools and colleges such as St Xavier’s High School, St Dominic Savio High School, Holy Family School and many more. Some of the colleges in the area are Tolani College of Commerce, Shri Chinai College of Commerce & Economics and Rajasthani Sewa Sangh College of Arts & Commerce. The area has several hospitals too, including the Seven Hills Hospital which offers seven star facilities.
