PUNE: Earlier known for its proximity to Pune centre, NIBM Road in the city today has become one of the most sought after areas for real estate investors. Experts claim that, if invested today, the property in the area will reap satisfactory returns in three years down the line. Neha Nagpal of Magicbricks.com Bureau finds out what are the reasons that make experts to say so.

Social Infrastructure: The area offers all kind of required infrastructure making it an ideal place to live in. “There are several schools, a good number of hospitals, and clubs like the Corinthian Club present in the area. These facilities are easily accessible which has become the reason why people prefer to buy a home in this area. Also, with the army cantonment here, pollution free and lush surroundings makes it a pleasant place to live in”, says Sandeep Mehta, proprietor, C2C Real Estate.

Connectivity: NIBM is close to the city when compared with other areas like Kharadi and Wakad. NIBM road is well connected to the airport, bus depot and railway station. Talking Airport road, NIBM Road is about 14 km away from the Pune Airport. Also Pune railway station is within 7-10 km from the locality.

Commercial set ups: The newly developed mall Bizzbay and upcoming mall like Dorabjee Paradise have given the boost to retail and residential real estate market in the area. There are also branches of several banks in the area, such as Bank of Maharashtra and ICICI, with ATM facilities. The Post Office branch which is adjacent to the NIBM branch also exists and facilitates the needs of postal services since a very long time.

New Projects: Rohit Kakkar, a property consultant, says, “NIBMS road does not have turns or diversions. It is the straight road which is turning into its favor. It is surrounded by several housing societies and projects by. “The area has everything for all. The projects range from Rs 40 lakh-1 crore and above. There are many reputed developers including Marvel Group, Goel Ganga Developers, Niche Constructions, Lushlife Developers, Urban Homes, among others, have their projects in NIBM Road. They mostly offer 2BHK with some also offering 1, 3 and 4 BHK.
