MUMBAI: Kanjurmarg, one of the suburbs located on the east-central side of Mumbai, is known for its affordable housing projects, as compared to other suburbs such as Mulund and Ghatkopar. Considering its proximity to several other real estate destinations, the area today, has carved a path for itself. Here are some of the major reasons why it has become a vibrant real estate destination.

Affordability

The area enjoys proximity to Powai and Vikhroli. Both these locations are at a distance of about four to five kms. “The demand for property is gradually moving towards the Kanjurmarg areas. This is primarily due to high prices in Powai, Vikhroli and Thane. As per MagicBricks.com research, an 800 sq ft apartment in a multi-storeyed building is generally available in the range of Rs 90 lakhs-1.20 crores on the eastern side of the road. Moving towards the west, the prices of the same size apartments hover in the range of Rs 1.10-1.50 crores. “The area has seen tremendous development due to many corporate companies shifting their bases here. These include OneWorld, Akruti Corporate Park and Lodha iThink, among others. Professionals working here are driving the real estate market,” says Ashwani Kumar of Property Fete Real Estate.

Connectivity

Kanjurmarg is the starting point for the Jogeshwari-Vikhroli Link Road (JVLR), which connects the Eastern and Western Express Highways. “It is about a kilometre away from LBS Marg that provides easy accessibility to other parts of Mumbai. The airport is about 10 kms away through the Andheri Kurla Road and the nearest railway station is JVLR station, situated at a distance of three kms on the same route,” adds Kumar. Kanjurmarg is approximately two minutes from therailway station, five minutes from the Eastern Express Highway as well as LBS Road. “Easy accessibility to nearby areas makes it a good choice for prospective property buyers,” Kumar informs.

Livability

The area also boasts of a decent social infrastructure. “Along with schools, hospitals, medical stores, grocery stores, garages and hotels, the locality also has a police station, situated at a distance of two kms, in Vikhroli”, points out Keshar Singh Sonar of KD Real Estate Solutions. One can also find several shopping malls such as Nirmal Lifestyle, Metro Mall, Haiko, D Mart and R City. In that backdrop, Kanjurmarg not only ensures easy connectivity and comfortable commute for the people working in and around the locality but also offers properties that are closer to various facilities. What more can a home buyer expect!
