PUNE: Dhanori, located along the eastern side of Pune, is becoming a popular destination for those looking for 2BHK units. In Dhanori, 2BHK apartments accounted for the maximum supply at 49 per cent during the Jan-Mar 2013 quarter. This is followed by 1BHK (30 per cent) and 3BHK (20 per cent).

So what is pushing the demand for smaller units? “Dhonori is popular amongst working population around the eastern belt of Pune. The smaller units are mostly in demand as these are easily maintained. Also, many new projects are coming up which are still affordable when compared to nearby areas such as Viman Nagar, Kalyani Nagar or Koregaon Park,” says Suresh Agrawal, Proprietor, Laxmi Construction.

People on salaried income with small families can think of owning a house in Dhanori. These upcoming projects are at various stages of construction and are available anywhere between Rs 3,500-5,000 per sq ft whereas, in the other areas the prices have gone beyond Rs 5,000 per sq ft.

So what is pushing demand? The major reason for this is the rapidly developing infrastructure and connectivity. This scope of development is also fuelling the housing demand in the area.

“Dhanor’s proximity to Nagar Road makes it a favorable destination amongst those working along the eastern belt of Pune. The locality is about 10 km from the railway station and 3-km from the airport. The place is easily accessible to Deccan, Swargate, Pune station by auto rickshaws,” says Agarwal.

“Due to its affordable property values and proximity to the airport, the area is both investor and end-user driven. However, the rental market is yet to pick up in the area,” says Siddharth Jawale, Proprietor, Easy2Own Estate.
The daily grocery is easily available and there are retail outlets such as like Big Bazaar and More. Banks like HDFC, SBI and Bank of Maharashtra are also present in the vicinity.

Pune Mahanagar Parivahan Mahamandal Limited (PMPML) buses are available to places like Municipal Corporation Office, Pune Station and Swargate via Lohegaon.

Also, the availability of land is increasingly attracting developers to this area. Some of these are Sahara Group, Choice Group, Gini Construction Pvt Ltd, Pride Purple Group to name a few.
