Need political will to extend Kolhapur city limits, real estate developers say

KOLHAPUR: The real estate developers are irked over the lack of political will to approve the proposal to extend the city limits for providing affordable housing and boosting real estate growth.

The developers raised concerns on Saturday during the one-day annual meet organised by Maharashtra chapter of Confederation of Real Estate Developer's Associations of India (Credai), which is the apex body of organized real estate developers across the state.

Rajiv Parikh, vice-president of Credai, Maharashtra and city-based real estate developer, said, "The existing space of the city is limited for the growth of the real estate business. The extension in city limits will be a win-win situation for both the property buyers and developers. The political leaders lack the will to take a firm decision on the proposal sent by the Kolhapur Municipal Corporation for the merger of nearby villages. The political leaders fear loss of vote bank if the merger takes place."

The civic administration had sent a proposal to the state government to merge 17 villages including Nagaon, Shiroli (P), Valiwade-Gandhinagar, Sarnobatwadi, Tamgaon, Gokul-Shirgaon, Kandalgaon, Pachgaon, Morewadi, Padali (K), Ujlaiwadi, NaveBalinge, Kalamba, Uchgaon, Vadipir, Vashi and Shiroli MIDC.

Girish Raibage, president of Credai (Kolhapur), said, "There is no other factor to not approve the proposal as it fulfills all the norms pertaining to population density and area to be allotted for development."

About 225 builders from around 32 cities across the state participated in the meet. Issues such as regulation of real estate through state laws, changes in the ready-reckoner rates, uniform construction rules for D-class municipal corporations and speedy sanctioning of construction proposals were discussed in the meet.

Moreover, Credai is also planning to pitch for the appointment of town planning officials at the block level for speedy sanctioning of the projects. "We are going to press for the demand as it will ensure single-window clearance of the proposed projects. Besides, the system of rapidly granting non-agriculture certificates to the builders on the lines of Nashik Municipal Corporation should be implemented across the state," said Anant Rajegaonkar, president of Credai, Maharashtra.

Credai has its base in about 40 cities and towns across the state. During the meeting, the association gave its approval to set up such units in Parbhani, Satara, Paratwada, Washim, Buldhana, Khamgaon, Shirdi, Chiplun and Hingoli.
