BDA asked to earmark land for affordable housing project

BHUBATIESWAR: State Housing and Urban Development (H&UD) department has asked Bhubaneswar Development Authority (BDA) to take advance possession of 96.24 acre of land at Gothapatana on the outskirts of the city for construction of houses under the Scheme for Affordable Urbul Housing in Orissa, 2012:

In a letter, the department has asked BDA to take physical posses­sion of the land and regularise it withui a period of six months. Earlier, the Revenue and Disaster Management department had sanc­tioned the proposal.

The department also directed BDA to keep the land ii safe custody and encroachment-free by constructing boundary wall or by wire-fencing it.

The housing scheme envisages various incentives to public and private developers for construct­ing house for people belonging to the lower, middle, low-middle in­come groups and economically weaker section.

White the scheme envisages pro­viding land at concessional rates to Orissa State Housing Board for re­serving 15 per cent each for EWS, LIG, LMIG and MIG income groups of the total built up area of its proj­ects, it offers incentives like permis­sion to use unreserved portion of the land for commercial purpose and raise buildings to any height for eamiarking 65 per cent of the built­up area on private land for EWS and LIG income groups.

Besides, the government will also provide its land to private develop­ers who promise to construct maxi­mum number of units in a compet­itive bidding.

In addition, builders voluntarily cre­ating stock of affordable housing will get approval on a fast-track mode within 60 days besides incentives and relaxations. In this case, the de­velopers have to reserve 50 per cent of the total units for EWS category mid follow an overall price cap of Rs 151akh for any unit.

The letter also asked BDA to keep the land for the purpose of afford­able housing only. In case the land is kept untilised or utilised for other purpose, BDA has to revert to R&DM department.
