EOW Crackdown Continues, Another Realtor Held

BHUBANESWAR: Continuing its crackdown on dubious realtors, the Economic Offences Wing of Crime Branch on Tuesday arrested the property dealer and managing director of Gajanan Property Private Limited, Bhubaneswar, Niranjan Parida in a case of land fraud amounting to over `3 crore.

Parida had entered into an agreement with HAL Housing Committee, Sunabeda, on February 4, 2009, committing to provide 50 acre of land at Jagannath Prasad in the Capital City. The deal was finalised at `19.35 lakh per acre including the cost of land, registration, conversion, mutation and up to date payment of revenue taxes. However, though he had been paid `50 lakh as advance, he could not arrange the land in question.

Parida then entered into a second agreement with the HAL Housing Committee on July 31, the same year, this time promising land at Dhauli Kausalyapur Mouza at `20.5 lakh per acre with similar conditions. But he again failed to provide the land.

Curiously, Parida penned a third agreement with the committee again on January 1, 2010 promising to provide 50 acre land at a different location under Giringaput and Bhagabatpur Mouzas at a price of `22.3 lakh per acre. He was successful this time and acquired 48.510 acre of land in both the areas.

However, instead of providing the entire area of land as promised, he registered only around 42.151 acre in the committee’s name and recorded the rest 6.359 acre in his own name. The cost of the land provided to the committee was around `9.4 crore though he had been paid `11.28 crore. Parida also took an additional `55 lakh towards development of the land.

Despite taking the money, he did not undertake any developmental work on the land nor took care of conversion and mutation of the property as per the agreement. In the process, he embezzled `2.84 crore comprising `1.87 crore in lieu of land, `55 lakh for land development and `42 lakh received towards registration and conversion charges.

On the basis of prima facie evidence, the EOW arrested Parida from Bhubaneswar. He was presented in court.
