CHENNAI: Tambaram, once mooted as Chennai’s satellite town, is today seeing high real estate activity. Situated in South Chennai, it has a mix of commercial and residential real estate and is divided into Tambaram East and Tambaram West. Many experts advise on investing in Tambaram East over the West.

Connectivity: Tambaram East is directly connected to the State Highway 10, Velachery Road, Grand South Trunk Road and Outer Ring Road. It offers better transportation facilities over the West with wider roads. The Tambaram Railway Station is at a distance of 2-km and the Chennai Airport at 10-km through the Velachery-Tambaram High Road.

Infrastructure and Security: Government schools, colleges, shopping centers and bazaars make it a preferable choice of residence. The presence of police stations, street lights and fire stations make this locality safe and secure. Cleaning facilities such as sweeping and sewerage are undertaken regularly. “The area features one of the main bazaars, Poondi Bazaar, a large park and a library. Many of the streets are named after writers and poets of India, including Kambar”, says Ganesh Regan, GR Building & Constructor. Apart from this, it is well connected by buses, taxis and autos and has no traffic pressure points.

Price: Tambram East offers properties in a wide price range. “The area offers good residential space in the range of Rs 3,500-4,500 per sq ft. And a well located and furnished property can even demand between Rs 4,500-5,500 per sq ft,” says Harish Upendran, Owner, RVL Group. Experts expect a constant price appreciation of 10 per cent annually in residential space.

Upcoming projects: There are many new projects coming up in this area. Some of them are Exotic Villas and Evergreen Enclave by Anand and Venkatesh Developers, Palmtree, Meadows, Ashraya by AKB Homes and Estates, Coral, Gold, Thendral, Garnet by Unique Flats and Pinnacle by Flash Builders. Tambaram East offers lavish residential options due to the availability of amenities such as 24-hours water supply, lift, security, power back-up and car parking. Most of the new housing structures also offer gymnasiums, swimming pools and clubhouse as added options.

Green Environment: Tambaram East offers green and lush environment. “It is a quiet and silent area whereas, Tambaram West is full of commercial set ups such as malls, markets and bazaars,” says Harish Upendran.
