CHENNAI: With residential options ranging from multi-storey apartments to builder floors available within a wide budget of Rs 50 lakh to Rs 2 crore, Vadapalani is one of the most preferred residential locations in Central-west Chennai. Let’s take a closer look at what makes Vadapalani a locality of choice.
Being located at the centre of the city, connectivity has never been a concern. Vadapalani is also connected through the suburban train network. The closest station at Kodambakkam is just 3 km away. The airport is also at a distance of 10 km. The Chennai Mofussil Bus Terminus (CMBT) is another advantage of the locality.
With the monorail all set to become a reality, connectivity of the locality would be further enhanced. Sohail Saroshi, president, Chennai Real Estate Agents Association (CREAA) says, “Construction of a flyover on Jawaharlal Nehru Salai has been given a green signal. This will ease traffic congestion between Vadapalani and Koyambedu.”
One of the prime reasons why Vadapalani is popular as a residential location is its high livability quotient. The locality is one of the most well developed areas of Central Chennai. It locality has several gated communities which take care of the basic needs of the inhabitants ranging from security, water and power back-up. The only drawback the locality faces is the internal roads which are only 20-30 feet wide.
The locality has emerged as one of the retail hubs in the city. Several malls such as the Forum Vijaya Mall and Big Bazaar keep the shopping enthusiasts hooked. Proximity to Koyambedu market and KK Nagar also works in its favour. The locality has several schools and hospitals. In fact, Vadapalani is considered to be a medical hub with several hospitals in the vicinity. Fortis and SRM Group are also likely to open hospitals in the area.
At present, a 2BHK with an average size of around 800-1,200 sq ft in Vadapalani is priced between Rs 50 lakh and Rs 1.2 crore. “If you are looking for an apartment within a gated community with all modern day amenities, one has to shell out at least a crore to own a 2BHK. In case you are looking for a 2BHK within a budget of Rs 55-70 lakh one has to settle for older construction within builder floor units,” informs AV Murali, managing director, Green Earth Property Services (P) Ltd. A 3BHK apartment sized between 1,200-1,500 sq ft would cost around Rs 1.5-2 crore and above.
What is available?
There is a wide availability of 2 and 3BHK apartments in the locality. “Till a few years back 3BHK units were the most preferred. However, with escalating realty prices, demand has shifted towards the more modest 2BHK homes,” says Murali.
