CHENNAI: If you are looking for a residential area in Chennai that not only offers an affordable price range but also commendable connectivity to other parts of the city, Sithalapakkam is a good bet. The locality is a suburb of south Chennai and is placed between two lakes and a hill promising pollution-free surroundings.
Rajesh Katariya, proprietor Katariya Estates says, “After Medavakkam, which is close to IT hubs and SEZ area, Sithalapakkam is the area that is best for residential use.”

Proximity to Chrompet Railway Station is also another feature that attracts investors. “The locality is just a kilometer away from Chrompet railway station. It is well connected to areas such as Medavakkam, Velachary and Old Mahabalipuram Road (OMR). The closest among these is Medavakkam which is about 4 km away if you use the Medavakkam-Mambakkam Road. It is 6 km from Sholinganallur via Perumbakkam road. The international airport is about 17 km through the Pallavaram-Thoraipakkam Road. Sithalappakkam is also connected by public transport. The Metropolitan Transport Corporation service connects it with major parts of the city.

A high number of independent houses are coming up in this area. “Local builders are building independent floors in the area. These are G+3 floors available within the price range of Rs 4,500-6,000 per sq ft.” says Katariya. However, supply outshines demand here. The ratio of demand and supply stands at 40:60, informs Katariya. The DLF Garden City, Bollineni Hillside, Sankarapuram, Vijay Avenue, Jothimangalam Layout, ADP Avenue, Arvind Avenue and Basil Avenue are residential townships near Sithalapakkam, which is mostly an end-user driven market. Majority of them are residents who prefer the locality for accessibility.

With good connectivity, affordability, and rail and transport services, the Sithalapakkam residential real estate market may have an edge over areas such as Medavakkam. However, the lack of commercial setups may restricts the growth of the locality.
