CHENNAI: Once considered a sleepy suburb in the south of Chennai, Chitlapakkam has been fast emerging as a residential destination for those looking for pocket friendly options near their workplace.

The locality started gaining prominence as a residential abode from around 2006-07 when IT developments along the Sholinganallur and Old Mahabalipuram Road (OMR) stretch picked up pace. “Strategically located just around 9 km from Sholinganallur and OMR, Chitlapakkam has gained popularity among IT professionals looking for affordable housing,” says P Suresh, Managing Director, Sterling Homes and Lands.

Further, Chitlapakkam is located just 2-3 kms from Medavakkam, which is an important junction connecting Shollinganallur on one side and Tambaram and Velachery on the other.

“Usually the IT professionals and those working in the nearby areas prefer to stay in Medavakkam. However, the increasing prices have compelled buyers to look for alternatives. This has resulted in the shift of demand to Chitlapakkam,” informs A V Murali of Green Earth property Services, a city-based realty firm.

Independent houses and plots are more popular in Chitlapakkam. “One can easily get a 1,200 sq ft 2BHK house for about Rs 50-60 lakh here. This would never be available in Medavakkam and other nearby localities,” adds Murali. Builder floor units are available from Rs 3,000-3,500 per sq ft as compared to Rs 4,000-4,500 per sq ft that one needs to shell out in Medavakkam. A 2,400 sq ft plot is available between Rs 60 lakh and Rs 1 crore.

The rental market in the locality is also buoyant. “One can easily find a 2BHK house for Rs 8,000 per month with an additional Rs 2,000 for parking,” states Murali.

“The locality is situated at a distance of about 6 kms from the airport and 2 kms from the railway station and GST bus stand,” informs Suresh of Sterling Homes and Lands. Thus, in overall, well-developed transport network, social infrastructure, excellent connectivity and lower prices position Chitlapakkam as a residential hub to look out for.
