LDA to build housing tower for IAS

LUCKNOW: TheLucknow Developemnt Authority in its 151st board meeting approved construction of a new housing tower for IAS officers in the city, on 3.5 acre of CSI lawns, near CSI tower in Gomtinagar. CSI tower is the only building for providing houses, exclusively to administrative officials.

Since the area is a green belt, it would be converted into residential and LDA would be the construction agency. The government would pay Rs 34 crore to LDA against the cost of land and its use conversion cost. Notably, the IAS association had demanded for a new housing project, exclusively for IAS officials, from the chief secretary some time ago.

LDA vice chairman M P Agarwal also announced that all layout plans which hence to LDA come for approval need to more specific. Until now, the layout plans only mentioned the term 'facility' in those areas which were to be developed into facilities like public toilets, waste-dumping grounds, schools, hospitals, etc. But now, builders have to specify which particular facility would be developed in that area.

Even those layout plans which have been approved earlier but the construction has not started yet, would be revised according to the new rule, said LDA. The builders will have to mention the name of facilities proposed in the approved map. Besides, LDA board has approved giving Rs 100 crore to the metro-rail project in Lucknow, out of which Rs 20 crore have already been spent by the authority.

The board also gave their nod to land conversion of Chak Ganjaria farmlands on Sultanpur Road. The 850 acres of farmland have to be developed into facilities like IT city, IIIT, UP administrative services academy, modern milk processing unit, world class cancer hospital, super specialty hospital and various types of residential / commercial projects. The revenue earned on these projects would be deposited in bank which could be spent only after approval of state government. Approximately 250 acres of Chak Ganjaria land would be given to LDA for developing infrastructures of residential and commercial projects. Also, certain portion of this land has been allocated towards developing green belt around the project. A 9.7 km long green track (cycle-track) of 45 metre width would be built alongside Sultanpur Road, surrounding the project. A foot overbridge is being proposed to be developed at the green belt for allowing residents to move towards Sultanpur Road.

Also, it has been decided by the board to convert the land, on which Administation Training Institute and Medical Centre were earlier proposed to be set up, into commercial plots because of its adjacency to the highway. The location of these two projects has been pushed further away to accommodate a commercial space closer to the highway.

The proposal of developing a multilevel parking in sector-F park, Aliganj to accommodate the traffic of Kapoorthala and adjoining areas has also been approved. Also, a committee has been formed under the secretary to look into the proposal of depositing a fixed amount before getting the map of any mechanised parking approved. The builders had earlier opposed the decision of depositing fixed amount with LDA which added to their cost burden.

The layout plan of about 133 acre land near IIM on Sitapur Hardoi Bypass Road proposed by Eldeco City under Integrated Township policy has been approved. Similarly, Omaxe has got green signal for acquiring land in Saraswan village to be developed into an integrated township. Ansal Properties and Infrastructure Limited's proposal for swapping of land use in partial areas of Sushant Golf City's DPR is also being considered.
