BHUBANESWAR: Keeping in mind the housing need of the upcoming Infocity-II on the city outskirts, Bhubaneswar Development Authority (BDA) is planning an integrated township project over 67 acres at Jagasara village. BDA on Monday called a meeting of developers for their feedback on the project.

BDA vice-chairman Krishan Kumar said BDA would develop common infrastructure such as roads, drains and public amenities and involve private developers for housing projects on 25 different plots, which have already been carved out. "The township would accommodate about 7,000 families," he said.

BDA sources said the Jagasara plan on land already owned by BDA is part of the much-publicized proposed South City on a 1,200-acre land on south-west corridor of the state capital. "For the past several years, after the proposal was first mooted, there is almost no progress on the ambitious project, the government wants to get going with a smaller plan to start with," said another BDA officer.

Branded as the 'Jagasara Greens' integrated township, the BDA proposal hopes to capitalize on its proximity to the upcoming 440-acre Info City II, IDCO's Info Valley project. In the foreseeable future, the Info Valley is expected to create employment for approximately 80,000 people in the coming five years, creating the need for residences and amenities for employed professionals and their families. The 67-acre government owned plot in Jagasara is strategically poised to cater to this demand.

The integrated township proposal envisions a vibrant, inclusive, and walkable neighbourhood that would cater to diverse housing, educational, medical and recreational needs.

Among its green features, the project would have a storm water management strategy, the water would be retained at an abandoned stone quarry to the southwest of the site. With pedestrian paths, cycle tracks, activity hubs, the township will accommodate diverse housing mix for various income groups, including the economically weaker sections.

Most of the development is envisioned to be mid to low-rise on one to two acres. Community facilities such as state-of-the-art school, sports complex, shopping mall within the larger parcel and a hospital plot will serve as anchor institutions of this new development.

Developers, who attended the BDA presentation on the project, have mixed reactions. "It is a welcome step. At least there should be some progress on realty projects since the sector has been witnessing stagnation for past several years," said Anup Mohapatra, a developer. Expressing doubts over future of such a project, another real estate developer said the Info valley itself is progressing very slowly. "The housing projects may not have many takers since projects near Info City I, which is already completely functional, remain unsold," he said.
