New Delhi: DDA is mulling construction of housing through private developers as also the building and operation of single-room studio apartments for senior citizens with the participation of such firms in the Rohini area of the city.

The proposals were made during the authority meeting of the urban body today.

As per the first proposal, total land of 214.09 hectares is available in Sector 40 and 41 in Rohini out of which 131.62 hectares is for residential land use.

"This area is bound by heavily built-up area and prone to encroachments and thus needs to be developed fast. It had been envisaged in the proposal that the residential area available be subdivided into modules of approximately 5 hectares each and e-auctioned to the developers to be developed as group housing," the Delhi Development Authority (DDA) said in a statement.

The development will be in accordance with the Master Plan of Delhi 2021 (MPD 2021) norms, wherein inter-alia 15 per cent of FAR is for community services personnel or EWS (economically weaker sections) housing.

Half of the EWS housing thus developed has to be handed back to DDA at a rate determined by the CPWD.

The second proposal about senior citizens, in the same sectors, i.e. 40 and 41 of Rohini, says that on a land measuring 5 hectares, studio apartments will be constructed through public-private partnership (PPP) mode wherein DDA's contribution would be of the land component while the developers will build, operate and maintain the complexes.

"These complexes will have facilities such as common kitchen, medical facilities, common rooms, reading rooms, library, offices, gym, among others. These will be allotted to eligible persons on a rental basis. After which it would be allotted to the next person on the waiting list," it said.

The Delhi Lt Governor has sought details as to the modalities for these schemes.

The proposals, DDA said, are as per the directions of the Ministry of Urban Development aimed at providing one million dwelling units by 2022.
