Goa govt to tie up with real estate companies for quality housing

PANAJI: Goa Housing Board (GHB) is looking forward to tie up with private players to develop its properties. The board has opted to collaborate with private firms to offer better quality housings, minister of housing Jayesh Salgaonkar said.
Acknowledging that the housing provided by GHB is of inferior quality, Salgaonkar said they want to have some “brand names in real estate on board for development of their future projects”.
The private player will ensure that the quality is maintained since his name is linked to the project, said Salgaonkar, adding that even before he joined the government, Goa Forward had spelled out the need to provide housing to Goans at reasonable rate. “At an election campaign meeting in Fatorda, I had raised the issue,” said Salgaonkar, who also plans to make Goa Housing Board a profitable entity.
“I want to make it a successful venture, that in future, politicians would vie for Goa Housing Board,” said Salgaonkar. GHB would rope in other financers, not necessarily private, in developing new properties. “Some have already got in touch with us,” said Salgaonkar.
A major task before the GHB in building new projects is the availability of land parcels. Some of the existing land parcels located at Colvale, Bicholim, Margao and Fatorda earmarked for low cost housing, have turned into commercial zones. While GHB has not done much land acquisition during last three to four years.
Salgaonkar said if they wish to acquire land, it will not be as simple as it was before the new legislation on land acquisition came into force in 2014.
“We would be certainly acquiring land but will also take land owners into confidence when we propose to acquire it in a particular area,” Salgaonkar said.
With land prices escalating in most parts of the state, Salgaonkar said the GHB is now considering places such as Shiroda and Sanvordem.
“We want to have housing of lower section of the society developed in these areas,” said Salgaonkar.
Goa Housing board (GHB) allotted 2451 plots at various locations:
Mapusa, Taleigao, Camurlim, Bicholim, Tivim, Poddocem, Sanquelim, Curca, Porvorim, Colvale, Davorlim, Sancoale, Ponda, Fatorda, Xeldem, Farmagudi, Gogol, Canacona, Shiroda and Vasco.
Proposed projects and cost
• 1043 low income flats at Colvale - Rs 179 cr
• 656 double bedroom flats at Colvale – Rs 123.50 cr
• 13 double bedroom flats at Ambaji, Fatorda – Rs 2.75 cr
• 12 triple bedroom flats with 65 shops, Ambaji, Fatorda – Rs 2.75 cr
• 12 duplex bungalow at Farmagudi – Rs 4.58 cr
