Kothur in Hyderabad sees high real estate development

HYDERABAD: At the western part of Andhra Pradesh, a small town in Mahbubnagar district, Kothur, is slowly waking up to real estate development. Located close to NH-7, it is only 36 km from Hyderabad. Kothur is encircled by industrial areas and is away from the busy life of a city.

Real estate developers such as Anusha Builders & Developers and Suvarna Bhuvi Developers, among others are building hoilday homes and villas in Kothur. The capital values of properties are between Rs 16-35 lakh. Residential plots are found in abundance within a budget of Rs 4-20 lakh. Ashish D from Ashish Realtors says, “Kothur has recently opened its doors to real estate development. As a result, the property prices are still low as compared to the other suburbs. Investors with a low budget will find many options for investment here. As the pace of real estate development picks up, the property prices will increase.” A total of 35 townships are coming up in Kothur making it an important residential region in Hyderabad.

According to the Hyderabad Airport Development Authority (HADA) Master Plan, certain parts of the city need to adhere to the height guidelines as they fall in the air funnel zones. Kothur is not included in the restrictive zone, giving the developers and the investors a free hand to construct buildings/houses.

The infrastructure of Kothur is in the developing stage. Road and railway connectivity will soon improve. Hyderabad International Airport is 16 km away. Proposed international airport at Shamshabad will further increase the popularity of Kothur and its property prices. The closest railway station is at Timmapur. The State government plans to expand MMTS services which will connect Kothur to Hyderabad and other suburbs.

TR Srikanth, of Kirthana Properties Pvt Ltd, a local realtor says, “Kothur is now becoming the focal point of New Hyderabad. It is going to witness phenomenal growth. It is going to become the new residential and commercial capital of Hyderabad city with good infrastructure development in and around its surroundings.”
