Bengaluru: Property consultants say the government can easily set up the proposed IIT campus within a 50-km radius of Bengaluru's central business district. The locations suggested include Sarjapur Road (beyond Wipro's IT campus), Mysuru Road, Kanakapura Road, and Devanahalli in North Bengaluru.

Among these locations, Devanahalli in Bengaluru North would be an ideal location for the IIT campus, says Farook Mahmood, president of the World Council of Brokers (FIABCI) and CMD of Silverline Realty.

For one, the much talked about ITIR Park (Information Technology Investment Region) is coming up over 10,500 acres near the city's international airport in Devanahalli. The project, which will be completed in two phases by 2032, has seen over 30 IT companies get in-principle approvals from the government to set up their operations.

"There is no shortage of land in this part of the city. Besides, the government also has the option of partnering with individuals who own large tracts of land in the area," says Mahmood.

As per estimates shared by analysts, there are a handful of high net worth individuals owning 500-plus acres in and around Devanahalli.

But Mahmood adds, "Kanakapura Road is another option, which the government can consider."

Prashanth Sambargi of Mars Realty says the IIT campus would be best suited to be located along the government's proposed knowledge corridor connecting Kanakapura Road and the industrial hub of Bidadi. This knowledge corridor, spanning 3,000 acres of land, is located in South Bengaluru, which interestingly has the highest number of engineering colleges per sqkm in India.

The Indian Institute of Science campus, spread over 400 acres, is located in North Bengaluru, while the Indian Institute of Management, Bangalore, campus is located to the south along Bannerghatta Road, on a 100-acre land parcel.
