NOIDA: To identify and end land frauds in GB Nagar, district administration has kicked off drive to identify such land. Illegal colonies on government land are mushrooming especially in both Noida and Greater Noida. A recent survey revealed large chunk of land encroached and over 2500 illegal plots were developed on government land. The administration has also planned to seek help of satellite images to identify encroached land.




The state government has also directed the city administration to keep a tab on errant developers, who are cheating the innocent buyers by proposing projects on illegal or disputed land. "We had sent a report to the state government and raised the issue of mushrooming of illegal colonies and illegal housing projects, which have been mushrooming in the twin cities," a district administration official said that the government has directed to take stringent action against errant developers and colonisers, who are raising fund by illegal practices.




Property frauds are reported both in village land and sectors land. The district administration with the development authorities have been asked to form 'zero tolerance drive'. On elaborating the details, the officials said, "We have started shortlisting the cases. Recently a notice was issued to a Unitech developer. On the developer's plot number 1 in sector 144, another Unatti Fortune developer was allegedly selling the project violating laid down norms. As per building by-laws a builder cannot be allowed to sell or advertise project before obtaining approvals of a building layout maps of a project."





Commenting on the issue, Anil Mithas, MD, Unatti Fortune group said, "In reply to the notice, we have shared the required documents with Noida Authority. The plot was in our company possession and our company has bought the plot from Unitech, however the details of buying plot was not in knowledge of Noida Authority."



"To avoid land disputes and encroachment issues, we will adopt satellite images. If any construction beyond, satellite image is found, then we will consider it as encroachment. Apart from that, the Uttar Pradesh cabinet recently had approved the authority's new Abadi regularisation guidelines that have been made to resolve farmers' issues. This policy will also help us a lot to give a clear idea of encroachment on the government land," the official further said.




With the move real estate sector heaved a sigh of relief. "We welcome the decision. This drive will help in maintaining transparency and help the buyers to identify good developers and errant developers," said Amit Gupta, MD, Orris Infrastructure and member Assocham.
