Credai offers suggestions to BDA on CDP

The Orissa unit of the Confederation of Real Estates Developers’ Associations of India (Credai) has given certain suggestions to the Bhubaneswar Development Authority (BDA) for the upcoming Comprehensive Development Plan (CDP) for the capital city and its adjoining areas. The Credai believes that as the capital city is expected to grow by leaps and bounds in the coming years all the stakeholders must join hands to build a modern Bhubaneswar that all Oriyas will be proud of.

Secretary of Credai Orissa DS Tripathy said, “We are extremely happy that BDA has incorporated our suggestions for Special Residential Zone (SRZ) in the draft CDP. “As SRZ aims at providing affordable accommodation to more people of economically weaker sections of the society; we suggest that a larger area should be earmarked for the scheme to accommodate at least 15 per cent to 20 per cent of the total projected population of 30 lakh by 2030,” he said.

There must be provision of wider approach road connectivity from the Chandrasekharpur area to East Kuakhai to reduce the distance as well as the pressure on existing system. There is urgent need of a mass transit system of transportation from all points of railway station and bus stop to reduce the traffic as well as pollution, added Tripathy.

In many areas, the land use has been marked in the draft CDP are in conflict with the BDA-approved plan where construction has also been completed. Hence, Credai suggested that all areas, which have been approved for a particular zone, maintain the same status in the new CDP to keep it citizen hassle-free and avoid any legal dispute.

The proposed road in the draft CDP has to be finalised by taking the ground reality into consideration; wherever possible unused canals and existing road near by may be utilised for enhancing linkages for better infrastructure and the land use earmarked for public utility purposes in the draft CDP; need a proper policy of land acquisition and payment against compensation to the owners of the land to avoid any violation of CDP as had happened in the past, said Tripathy.
